you're going with the wrong agents- only go with agents from reputable big companies, they will work for the commission and conduct proper viewings and organize all the offers and paperwork. Likewise, only go with agents with good reviews on PropertyFinder- they are ones who do the job properly. Try agents from Haus&Haus, White&Co, Huspy, Allsopp, Betterhomes If you see a cheap listing with a shitty agent, just ask the good agent from the big company if they can source that property- usually they have access to the majority of available properties, or they can get it if they dont have it, and take you for viewings.

Anyone here experience this in 2008? "Dubai's real estate brokerage sector is entering a sharp period of consolidation as the market slowdown squeezes smaller agencies, with industry executives warning that thousands of firms may disappear over the coming months. A leading property search platform has predicted that up to 30 per cent of agencies active earlier this year could cease operating within the next five to six months as the downturn reshapes the emirate's property sector. Executives from some of Dubai's largest brokerages said the market correction, which follows a six-year boom in property prices, is exposing weaknesses among smaller and less experienced operators that flourished during the bull run. Richard Waind, CEO of Cencorp Group,which owns Betterhomes, CRC and Lindas Real Estate, said the industry had expanded to an unsustainable level during the recent boom years." The honest answer is: possibly in some segments and in some buildings, but a broad rent collapse in the next 1-2 months is unlikely based on current data. Leasing enquiry volumes are around 30-40% below the same period last year according to Betterhomes, reflecting hesitation from tenants. However, landlords are largely holding their prices: listings on the portals rose only about 5% between late February and mid-March, which is well below what you would expect if mass departures were driving a supply surge. About 85% of landlords surveyed by Smart Bricks said they are not considering selling under current conditions. Where you might find concessions: Mid-range apartments in areas with significant new supply coming online - JVC, Arjan, IMPZ, Dubai Silicon Oasis - were already softening before the current situation. In those areas, a landlord with a vacant unit has more reason to negotiate right now than they did six months ago. Premium villa communities and central waterfront areas are holding firmer. The supply-demand picture: Even if a meaningful number of expats leave, Dubai has been adding roughly 1,000 net new residents per day for most of the past two years. The rental market is not one bad month away from oversupply at a city-wide level. The geopolitical uncertainty does create short-term vacancy risk in specific buildings and communities, but a structural rent correction takes longer to materialise. If you are actively looking to rent or renegotiate: Now is a better moment to negotiate than it was six months ago.
