I agree that finding 2bhk for that price is hard, but its been 1 year since we moved to abu dhabi before that we used to live in hili complex and there 2bhk costed us 31k a year which was under asteco. And 40 to 45 is a bit too high. But thanks, if you find any let me know (And we are not willing to share a villa)

If you haven't already, contact Asteco and your Landlord to ask for their inputs as well. Having a paper trail early on exhibiting what you're trying to achieve could help resolve future disputes. Your best bet is couriering stuff to a friend here to get them to handle on the ground activities.

Hey everyone, Need some advice on a tricky move-out situation in Dubai (JLT, building managed by Asteco). I rented a furnished studio and my Ejari ends on April 15. However I had recently left for Eid holidays thinking the war situation would return back to normal by then. I had originally planned to fly back to Dubai around April 10, spend a couple days packing up the few things I left behind, move out by the 13th, and then focus on an event I had on the 15th. Now my situation has changed, the event has been moved online, and I am currently in Qatar. Flights back to Dubai are either insanely expensive right now or not available and trip by road is way too long, so I am trying to avoid traveling entirely. The issue is I still have some belongings in the studio and obviously need to: * clear out the apartment * get it cleaned * return the access card to property manager/landlord I currently have the access card with me outside the UAE. I was thinking of couriering the access card to Dubai or ask the building to make new ones and hiring some kind of service to: * access the apartment * dispose/pack whatever is left * do a proper move-out clean But I am not sure how realistic/smooth this is in practice, especially with building security and Asteco involved. Also I am unsure about the key situation, whether I need to send originals directly to someone specific (Asteco/security/property manager), and how strict they are about that. Has anyone done a fully remote move-out like this in Dubai? 1. How did you handle access + keys? 2. Any recommended services that actually handle end-to-end (not just cleaning)? 3. Anything specific to watch out for with Asteco (deposit deductions, inspection issues, etc.)? Trying to minimize cost but also avoid creating a bigger headache or losing my deposit. Appreciate any insights, thx :)

There was someone else in the Abu Dhabi sub who had a complaint about Colliers / ASTECO, today. Might be worthwhile chatting with the other person too and join forces.

I’m looking for some urgent advice regarding a security deposit dispute in Discovery Gardens with Asteco. I recently moved out, and instead of refunding my security deposit, they have sent me a statement claiming I actually owe them additional money. I left the apartment in good condition, barring standard wear and tear, yet they are charging for things that seem completely unreasonable. I’m trying to get my full deposit back. Has anyone dealt with Asteco recently or had a similar experience in Discovery Gardens? Specific questions I have: What is the best way to contest these charges before going to the Rental Dispute Center (RDC)? Does anyone have a specific contact or "case opening" process that worked for them with Asteco?

it's been months after i return my room with a proper contract closure with their full acknowledgement. they don't respond to my email or WhatsApp. I wonder if I would ever get my money back?

For me I didn’t look for villas, but I can advice you to check out Al Ain square, I’m living in a 2 bedroom there and it’s massive, I’ve never seen any size like that in Abudhabi or Dubai, I’m renting bf it for 70k, and they have 3 bedrooms as well. It’s under Asteco.
