The PSF Delta:
Iโve been tracking 4-Bedroom Townhouses in this cluster to establish the current "floor" price.
Standard Market Ask: AED 1,370 PSF (~AED 3.04M total)
Observed Outlier: AED 1,150 PSF (~AED 2.5M total)
Why this 1,150 PSF mark is significant:
