Hey guys, I’m considering buying a retail unit in Samana Barari Avenue (Dubai) on the secondary market and wanted some honest feedback. The project looks interesting since Majan is still developing, and prices are relatively low compared to prime areas. I’m thinking there could be good long-term appreciation if the area grows as expected. Also, with residential units in the same building, there should be some foot traffic for retail. That said, I’m a bit cautious. I know retail in developing areas can take time to perform, especially if occupancy is slow. I’m also unsure about how easy it would be to resell later, since retail units are usually less liquid than residential. Agents are quoting strong rental yields, but I’m not sure how realistic those are in the current market. Would really appreciate your input: Is Majan a good long-term retail location? How reliable is Samana as a developer? What kind of rental demand can I expect early on? Any hidden costs or risks I should know? I’m buying in cash, just want to make a smart decision.
