Yes it’s a good time to invest provided you’ve been provided full knowledge about the location , floor layout , developer and the surrounding. Use Dxb interract and check the latest transactions- do this yourself or else you’ll always doubt the credibility of someone , specially right now atleast Also 1.5m ? Man you’d find studios at 650k on an average with a decent 420-450sqft layout in locations like JVC, Dubai land , Majan etc vs dubai south In all honesty - with the supply of studios & 1 beds hitting the market ,do not expect appreciation unless you choose something in a good location with a master community development vs open ended communities. If this is a single row 3br, then it worth even more, From a plot size, 3br is the best layout if you are a small family (bigger garden than a 4br), Single row 3br is very limited and much easier even for renting (bigger is not always better) Imagine that even 5br rooms share the same plot size in damac lagoons!! But If its b2b then Its overpriced and not the best option(literally zero privacy). For people comparing valley by emaar to damac lagoons, Location alone makes lagoons a better attractive option. Again ask yourself the question of what’s your goal of buying then you can compare. At the end its not always fair to judge without knowing all factors (we didn’t even know the location inside the cluster itself and many other variables) Good luck for the seller and buyer Just wanted to be fair here.

But from a community perspective, how do you view the differences in amenities, layout, capital appreciation potential, and privacy between these two options? For instance, a B2B unit in Damac Lagoons or a single-row unit in Valley, considering they have almost similar plot areas for almost similar price points currently? I have taken Damac Lagoons Malta cluster B2B unit 1550 sqft layout vs Elora cluster 1486 sqft approx single row for reference purpose.

Damac lagoons location is much better!! Its near to civilization with arabian ranches and tilal al ghaf and damac hills 1 around you. So it does feel you are living in the city. The Valley on the contrary, is still far away and no other community beside it. Ofcourse i would always prefer Emaar over Damac but the Valley is simply in the middle of nowhere If i was you, i would go with Damac Lagoons

You’re not being unrealistic, but it’s right on the edge of what’s possible, so the strategy matters a lot. At 2M for offplan: Standalone villas with decent garden space are very limited (almost none in prime or mid areas) But you can still find 3 or maybe4BR townhouses in good family communities, which honestly work very well for starting a family # Areas you can realistically explore: *Dubai South or Expo area (good long term growth and newer communities) *Damac Lagoons (lifestyle focused, but check handover timelines and qulaity) *Dubailand / Villanova / Rukan / Athlon nearby zones (more family oriented layouts and better if living experience is more important than ROI for you) For your situation (planning a family), I’d strongly suggest prioritizing: *Community (parks, schools, walkability) *Layout (usable space more than just number of bedrooms) *Handover timeline (don’t go too far out unless you’re okay waiting) *Offplan vs Ready (important for you) Since you’re planning soon: Offplans are better price with payment plan But ready or near handover offers less uncertainty and you can move in faster A lot of people overlook this and end up waiting 3-4 years. #You can browse the units in property portals but honestly, off plan inventory isn’t fully visible there, a lot of the better units never make it online Honest take: If your goal is long term family living, I’d lean toward: Townhouse in a well planned community over apartment or far off villa. Single row / corner might be slightly tight under 3M depending on the cluster, but there are definitely good-value units if we structure the deal right. I did the same in my Villa in Damac Lagoons recently, I purchased everything myself, I bought Majority of the materials from Materials Market Al Warsan, then tiling supplier we used is located in Al Quoz Outlet Ceramic. Obviously the company I hired they helped with all the purchasing and deliveries, and guided me throughout the whole process. I saved a lot of money by doing everything myself with the help of my contractor. And I would recommend you the same, just go for it, you will learn a lot and save a lot of money. I hired Revive Hub Renovations Dubai and they helped me with everything from scratch to finish with completely free consultation and transparency. And I discovered that they are not a traditional contracting company infact they have introduced a completely new renovation model in Dubai, you can search them up on google. Thank me later 😊

It’s very hard to say. My feeling at the moment is that sellers are holding in good projects. In projects that will have a clear oversupply or nearing handover you are seeing clear signs that discounts/distress is coming (Damac Lagoons for example). You don’t see that many distress sales or sales below OP in projects like Athlon, Haven, Acres, grand polo, expo city etc… these are good projects with a mix of buyers (a lot of end use, some very high net worth and some flippers/investors). You will slowly start these coming at below OP but I don’t think there will be a lot like other oversupplied areas and not massive distress sales. All of these are expected to be handed over in 2028 so there is a good chance that whatever happens in the next 3-4 months, market will recover. Apartments on the other hand especially areas like JVC, Arian will feel the hit. Also note that none of these projects will be handed over on time. If you have a project expected to be handed over in 2028 Jun, expect a 6-12 months delay may be even more if they can cite force majeure. It’s in the interest of developers and government to slow down the supply. Contrary to what so many agents say, there will definitely be less demand and people waiting in the sidelines for 12 months. I put my thoughts on the market earlier. This obviously is purely where I see it going with the data from past years. I'm in Santorini, Damac Lagoons as well and absolutely no water inside my house. Also to confirm, the streets were clear of water. I had the same feedback from the snagging company that the quality is higher than most other communities they have snagged in recent times.

I moved into damac lagoons 2 weeks ago and was also very nervous. The streets were totally clear of water in Santorini and the house held amazingly well, I had a small leak in the back bedroom through the window but nothing major and was fixed very quickly by DAMAC. Building quality of lagoons is on the high side as the snaggers who snagged my house told me they only noticed mostly paint issues as build quality was very high they told me.

I’m a consultant with a detailed experience in floor plans , architectural knowledge , technicalities and also assist investors to do the right thing. This is my honest analysis on Damac islands 2. Damac sells by calculating the PSF on built up areas but never discloses the PSF on plots . The floor plans are a cut copy paste for any and every townhouse cluster with just a 5% variable . PSF of plots is roughly 1850sqft which is terrible in comparison to quite the many launches of Grand polo 4 bed townhouses , or even the previous emaar/ Hayat launches . The floor plan- My biggest red flag is the total ground floor plinth excluding the 200sqft garden . The total liveable space including living , dining kitchen ,washroom , laundry , bedroom and staircase is 480 sqft - that’s the space of a studio . One more eg. a fair comparison? All of this space is literally just the living and dining of an emaar 3bed . So where is the space ? Loading factor + width - the width of these townhouses are 5.80meters . If One needs to fit a 4-seater dining table , it’ll occupy 2.27 meters of width , so where is the space ? How can one live in these cookie cutter layouts ? Over 35% of loading is included in the floor plans . These are areas which includes parking , main entrance and terrace spaces . My conclusion - this is purely my perspective . I would never ever advise anyone to pick up these townhouses at a X% discount Cause firstly the handovers will be delayed ( similar to what we’ve seen with damac lagoons which never had a war/ force majeure ). There’s an opportunity cost lost in the waiting period and developers will use these clauses to their advantage . One can rather put down a 20% and pick up ready townhouses with Valley/ or existing ready Lagoons units . Less upfront costs , more leverage ,immediate delivery . Valley has better floor layouts overall . Please note ,Large plot areas always perform better vs cookie cutter floor plans - they command a Premium and better resale value. The safest developers, in terms of quality, community, and ability to complete given market movement: Emaar, Wasl, Ellington, Select Group, Meraas, Dubai Properties. If you’ve got the money as a lump sum rather than needing a payment plan, you’ll probably find better deals than what developers can offer right now. If a payment plan is required, observe the market over the next few weeks to see what these developers do. Edit: I’ll add DAMAC as they’ve improved quality recently but their latest launches weren’t very price friendly. An offplan resale there would also be a good option, such as an apartment in DAMAC lagoons. Those can be found at lower rates

if you’re considering this for self-use, I’d strongly suggest going with DAMAC Hills It’s a fully developed and live community families are already settled, and everything you need like schools, supermarkets, parks, and clinics is already there. You can literally move in and start living comfortably from day one. DAMAC Lagoons, while very attractive in concept, is still under development. So for self-use, you’ll have to wait, and even after handover, it takes time for a community to fully come to life. For end-use, it’s always better to choose something that’s already established, functional, and ready rather than something you have to wait for.

Sorry to hear your plight and about your father's illness. This is a bad situation to be in but perhaps there's hope. The delivery time from what you explained may mean the project will be delivered well after the current crisis weathers and I hope you pull off a good survival with your business situation. Since many are hating on RE brokers selling objectively sub standard investments by false hopes of flipping "easily", I'd like to share a successful story. A close relative who lives elsewhere was interested in investing in Dubai RE. They reviewed some options and we helped them perform the due diligence on the shortlist. They invested in an off plan Damac Lagoons TH for $1.7M q2 2022. Damac refused any discounts but the broker company oferred a 2% dicount from their comission which they paid via cash transfer. Payment plan 50:50 with the dp spread across a 20,10,10,10 broken over 2 years. This was fairly standard at the time. The plan was to either flip it or become an end user since they were considering relocating to Dubai if their residency plans elsewhere didn't pan out as expected. So a hedge. The unit was delivered on time in q2 2025. Meanwhile their residency came through and they wanted to sell this unit instead of taking possession. The same broker they dealt with oferred to list, sell, mediate the funds and repatriate them to their domicile. For a 1% listing fee and a transfer fee. The unit sold for 2.3M. Hope this helps any investor find a reasonable, professional broker . Please treat the OP and SP as a reference alongside other factors like early post covid recovery, bull run of Dubai RE market, flood of Russian & Indian investments into Dubai, Damac's own global marketing blitz etc.

Dubai has become one of the top global safe-haven destinations because of security, currency stability, and investor-friendly policies. The real question is not whether there's global tension - it's where capital feels safest during it. I am into real estate since 2017 I have studied the market deeply have seen the ups and downs during the covid pandemic. I am an investor as well myself I have learned the cycle of the graph that in 2029 the Dubai will not be having studios lesser than the prices of 1 million - 1.5 million , 1 bhk at the prices of 1.8 million - 2 million and 2 bhk will be no lesser than 2.5 million - 3.5 million. So you can estimate the appreciation coming up on a TH or a Villa. I am myself holding 2 studios in Al Furjan and an Off plan property in Damac Lagoons all together a value of approx 3.5-4 million worth I have a target for closing my stakes at 6.5 million which will be done for sure. IN 2020 THE MARKET DROPPED ONLY 10% AND THEN RECOVERED BY 60% WITHIN TWO YEARS. "SMART INVESTORS" WILL USE THIS PERIOD TO INVEST MORE AIMING TO DOUBLE THEIR RETURNS WITHIN 1-2 YEARS. OTHER INVESTORS MAY COME NEXT YEAR WISHING THEY HAD BOUGHT NOW IN 2026 SINCE A SIMILAR HISTORICALLY PROVEN SCENARIO HAPPENED IN 2008 AND 2020. UAE is politically neutral. Damac lagoons or Damac Hills but preferably something which is at least 1800+ sqfeet because some of the smaller Damac hills townhouses were so tiny. When is Costa Brava being handed over? I do like the design of Costa more than Santorini. Though Santorini might do as well.
