I would compare agencies by RERA/licensing clarity, recent transaction evidence, community knowledge, fee transparency, responsiveness after the viewing, and whether they push one listing or help you compare real options. Espace Real Estate is worth shortlisting only if their broker has relevant stock and can explain the trade-offs for your budget; I would still compare them with two similar agencies and ask recent clients about follow-through before signing anything.
