Hi, Good to see you planning this carefully. With your budget and purpose (Airbnb + personal use), I would strongly suggest considering a **ready-to-move-in property instead of off-plan**. The main advantage is immediate rental income and no uncertainty around handover delays or quality, which can sometimes happen with developers like Azizi Developments or even Binghatti. For your requirement, I would highly recommend looking at Town Square Dubai. It’s a well-established, mature community now, not just a developing area. It caters nicely to: * Families * Working professionals * Digital nomads That mix is actually very important for short-term rentals because it keeps demand consistent throughout the year. What makes Town Square stand out: * Competitive pricing compared to Arjan, Majan, and Al Jaddaf * Strong rental demand (both short and long term) * Community lifestyle with parks, cafes, retail, and walkable spaces * Good quality buildings from Nshama Also, with a ready unit, you can: * Furnish it quickly * List on Airbnb immediately * Start generating returns instead of waiting 2–3 years Off-plan looks attractive on paper, but for your goal (income + occasional use), **cash flow today is more valuable than a promise tomorrow**. If you want, I can suggest a few studio options in Town Square that fit within your budget and have good Airbnb potential.

Hey guys, I’ve been looking into Dubai real estate recently and thinking about possibly investing, but still in the research phase. I’m not from Dubai, so I didn’t want to go in blindly. I spent some time checking different projects, areas, and overall discussions around property in Dubai, just to understand how things actually work from a buyer’s perspective. One developer that kept coming up a lot was **Danube Properties**. From what I saw, they focus more on affordable apartments with flexible payment plans, which seems appealing for someone just getting started. I also came across names like **DAMAC Properties**, **Emaar Properties**, **Azizi Developments**, and **Sobha Realty** quite a bit while researching. But honestly, it’s hard to tell from the outside what’s actually reliable vs just good marketing. So I wanted to ask people who are already in Dubai or have experience with this: * Are these developers actually trustworthy? * Any red flags I should watch out for? * Is it better to go for off plan or ready property right now? Would really appreciate any honest insights before I make a decision 👀

A friend of mine is motivated to sell his unit, a studio in Azizi Venice. He bought it at 620k + DLD and now he wants to sell it at 650k. Right now, the developer is selling at 720k. If we look at the market price, it's way below. DM to know more details. Serious enquiries only. \-------------------------------------------------------------------------------------------------------- Azizi Venice is a large waterfront residential community being developed by **Azizi Developments** in **Dubai South**, close to **Al Maktoum International Airport**. The project is inspired by the look and feel of Venice, with extensive canals, lagoons, pedestrian promenades, and waterside living integrated into a modern Dubai setting. The community is planned as a mixed-use destination, offering residential buildings, villas, retail areas, entertainment spaces, and everyday services within one master development. Homes range from studios and apartments to larger waterfront residences, designed with contemporary layouts and access to community amenities. A key feature of Azizi Venice is its large crystal lagoon system, surrounded by landscaped walkways, cafés, shops, and leisure areas. Azizi Venice is being built in phases and is offered as freehold property, making it available to both local and international buyers. I'm sharing a difficult experience with Azizi Developments as a professional warning to colleagues and investors in the UAE market. **Situation Overview:** After making two Expression of Interest deposits in November 2025, I requested refunds on November 7, 2025. I was assured of 7-business-day processing. **Today - March 23, 2026** **- I am still waiting. 136 days later.** **What This Experience Reveals:** **Service Asymmetry:** Exceptional responsiveness during sales; complete unresponsiveness during refund requests **Lack of Accountability:** Despite formal demand letter and escalation attempts, only generic automated responses received **Systematic Delays:** Pattern suggests institutional issues rather than individual case problems **Professional Implications:** I plan to file formal complaints with Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA), and am preparing Small Claims Tribunal action. **For Fellow Investors:** * Conduct thorough due diligence on developer track records * Insist on clear, written refund policies before any deposits * Document all interactions meticulously * Understand your regulatory and legal recourse options A developer's true professionalism emerges not during sales, but during problems and disputes. Choose partners who demonstrate consistent integrity. **Status: Unresolved after 136 days**

I currently own two studio apartments in Azizi Venice, and lately I’ve been feeling quite conflicted about whether I should continue holding them or consider selling. The main reason for this uncertainty is the mixed reputation that Azizi Developments seems to have online. When I read through various forums, reviews, and discussions about Dubai real estate, I come across a lot of criticism regarding delivery delays, quality issues, and customer service. Naturally, reading all of this makes me question whether investing in this project was the right decision. At the same time, I also try to look at the bigger picture. The project is located in the UAE, and Dubai in particular has built a strong reputation over the years for completing large-scale developments and continuously expanding its infrastructure. Many areas that were once considered “in the middle of nowhere” have eventually developed into well-connected, valuable locations. Dubai South and nearby areas, for example, are often discussed as future growth corridors due to their proximity to Al Maktoum International Airport and major logistics and business hubs. Because of that, part of me feels that patience might pay off in the long run. However, it’s still difficult to separate real insights from noise online. Some people strongly recommend holding property in Dubai because of the city’s long-term growth, tax advantages, and increasing global demand for real estate. Others warn about oversupply in certain segments of the market, especially studio apartments, which could impact rental yields and resale value. As someone trying to make a rational financial decision, it’s hard to know which perspective is more reliable. Another concern I have is the specific location of these studios. At the moment, the area around Azizi Venice does not appear to be very developed, which raises questions about how attractive the properties will be for tenants or buyers in the near term. While future infrastructure and development could significantly improve the area, that outcome is not guaranteed, and the timeline could be longer than expected. This is why I’m currently trying to gather perspectives from people who have real experience with Dubai’s property market. I’m particularly interested in hearing from investors who have gone through similar situations—owning off-plan or early-stage properties in areas that initially seemed far from the city center. Did those investments eventually appreciate as the surrounding infrastructure developed, or did they remain difficult to rent or sell? Ultimately, my dilemma comes down to deciding whether patience and long-term holding is the smarter strategy, or whether it would be better to exit early and reallocate that capital into something with more predictable returns. I understand that no one can predict the market perfectly, but hearing real experiences from others who have invested in Dubai real estate would help me make a more informed decision.

Hi everyone. I’m an architect based in Dubai with about 7 years of experience, leading a small team of 5. Most of us have worked closely with developers and real estate teams on concept design stages for projects linked to developers like Emaar, Damac Properties, Azizi Developments and Deyaar. Our work has mainly focused on the early stages of projects — concept development, feasibility studies, and preparing preliminary design packages that are later used for approvals, marketing, and investor presentations. We’re now looking to take on projects independently and connect with investors or land buyers planning developments in Dubai. For anyone exploring a plot, we help study the potential by developing feasibility concepts that aim for high efficiency while also shaping a distinct building style that can help set a trend or strengthen the branding of a real estate company. Happy to share insights or discuss ideas if anyone here is exploring a project. Feel free to reach out. Feasibility + early concept study package starting from AED 15,000. Location: Dubai
