Motor City is highly recommended however there are some other options within the area with better potential and higher return
Sobha is great… They execute, deliver what they say but the supply in the same building is really high
In the other side there is Iman Developer has delivered great product in JVC and Dubai Hills as good as Sobha if not better, with proven track record of the appreciation and rental yield
