I tried to have a talk with the parents. I was kind of ready to let it go if they apologized. Tried it via the security who got the CCTV footage. But the parents refused to talk with me outright and told the security guys that, it's just a kid and they won't take the responsibility. Their arrogance pissed me off so much when I was just looking for an apology, so I filed a criminal case against them asking for a total compensation to repair the car from the dealer bodyshop.

Infact Wasl Properties have taken over our building (about 14 years old on SZR opposite MoTF) and increased the rental because the index suddenly changed given the under construction towers on SZR. Tried to reason but their automated mails keep responding without any human replying. Trying to reqson out with them saying understand its below the index but the previous management never increased it so why now at such an uncertain time!

Invested with Wasl properties Developer pre war for off plan property in Wasl gate. As a non resident of UAE, all my communications are mainly through the agent or through email directly with developer as i cannot go to their office. And every time i have asked my agent for following up with the developer , the typical response is “this is how government developer work, they do things in batches” What i have experienced that the developer is very slow with their overall process in every aspect of giving the following. I understand they are cash rich and might not need the money asap unlike some other smaller developers 1. Confirmation of receipt for downpayment (weeks after payment is received) 2. Reservation contract 3. Signed SPA returned (received weeks back) Is it common and should be expected? What has been your experience

Did anyone get 8000fine for sharing. We are only 3 people on 1bhk in dg. They not allowed and give us 8000fine. But before that when the security went to our flat he ask me to give 800aed monthly if I want to stay my cousin. Either my neighbor with studio is totally of 5 grown men and they assuming they're are sibling even they all look in same aged. Also there's one more flat studio it's family father mother young daughter nanny, brother and sister of mother of flat is allowed.that is total of 6people inside studio. I can imaging 1bhk 3people vs 1 studio 5to6 people is allowed..I want to know what logic they have.

Key points to note: 1. ⁠With the proximity to industries and warehouses , the location caters purely to this niche however it currently lacks quality housing for families at the moment . No fancy buildings , nor lifestyles amenities , schools etc around but pure industrial businesses. For the moment there’s a serious shortfall of residential housing in this location ,hence people who work in these areas choose temporary rentals in dubai south / expo for long term rentals to cut slack travel. 2. ⁠With the plot being on SZR, The metro is a plus point in terms of connectivity, also has an existing 13 year old Mall , and a few buildings by Azizi, Refine & deyaar which are ready| under construction. for some who wants to manoeuvre without a car , the metro works well . 3. It’s too early to predict any rental returns based on the current basic infrastructure, yet it still gives a base value on the existing rates. However considering JAFZA & a lot of white collared executives who travel on a day to day basis , a concept as such would cater to their needs specially if they have to relocate as a family - so definitely a demand for rentals in the long run . 4. I would like to help you but I believe real estate is quite a personal choice. If you can afford it, buy ready. Go to Nshama. Or another community which is ready and age is less than 10 years. Land/townhouse/apartment sizes are greater in springs>nshama>damac hills 2. The latest communities have smaller sizes with higher prices. The older ones need too much renovation. Buy a townhouse. Much better in terms of appreciation with low service charges. Buying land is always better than buying an apartment. Mortgage if you like. Works well in low interest rate environments(we aren’t in one overall but if you invest the balance cash wisely you may earn a good arbitrage). Also protects geopolitical risk and if anything goes wrong in terms of job loss, deportation(for some random reason), war, or any other such incident, then you only leave behind what you have paid. Too many factors. Look for value. Also, don’t fomo. Don’t think rent vs buy but do the math. Because in some markets you are better off renting. Also depends on your current rental. Are you paying high rent or low rent? Best is buy an offplan. Pay smoothly overtime. Get good appreciation. Rent out when handed over. Live in a Wasl property/community on rent. Best landlords ever. Oh and also personally I think the war will end soon. But the market may take some time to come back and it will be a U-shaped recovery. So you have atleast 6 months and possibly 2 years to take a conscious decision.

Many have mentioned the issue already. I had raised this issue with wasl and had escalated via email. It took 6 months for me to find a apartment as everything was sold out once i visit them. This happend 2 years back. I found a apartment in karama, liked it and went to book but wasl said already rented out. Later that day one tip top broker told he has one bhk and showed me the same property which i went to book. I asked him the scenario and he explained the same thing. They block it via internal team of wasl and ask 3k commision. 1.5 for this guy and 1.5 for inside people. I then send an email to wasl specifying this issue and the side business. After 2-3 follow ups they called me and showed me list of apartments where works were going on and asked me to book one prior to them putting in wasl app. And thats how i got my apartment.

If rent now option is not available, best is to visit the office in SZR. I have seen first hand how some random dude standing near the community has access to units not even listed in the website. They've got some side hustle type setup with the admin people I guess. This happens specially in Wasl Village and Green park because of the high demand. I have not seen it in the more expensive units/communities.

I used to go through their website when the new wasl building next to DAFZA metro station opened, all the 2bhk were already gone, and the 3bhk ones went all rented out within the next 2 weeks. I don't know what the 2bhk went for, but the 3bhk went for 90k i.e. a few months back.

As I said, I don't have such problem in my tower. Its 4 yrs only, and well built by WASL's South Korean contractor, and well insulated. Also, I dont need to waste energy for keeping water hot and cold all days long. The coolers typically don't boil water, and it often tastes like shit in tea with a slight foam on top of it. Perhaps, I am too old for all that fancy bs by preferring boiling water when I need it in a good kettle. Better then managing all that bottles for a whole family each week I used to do.

All strictly for families and all very clean, well maintained and some of the most budget friendly apartments in Dubai (this company is part of the Government). Warqa is a nice family area; however, finding a 2-bedroom at 65K would probably be a bit difficult. That said, there are still some decent buildings in Warqa, and Al Ghurair has some good apartment options there as well. With regards to parking, most of Warqa used to have free parking, but now many areas have been converted into RTA spots. So would be much advisable to go with a building that has dedicated parking. Also, if you typically leave home around 8-9, best to avoid buildings located next to schools, as traffic during those hours can be quite heavy. Warqa is also a very underrated food hub, with a wide variety of well-priced dining options. In terms of connectivity, with the new entry/ exit points to Mohammed Bin Zayed Road, the area has become a bit more accessible. As some have suggested, you can also check Ghoorb and Shooriq, although as far as i know there is usually a waiting list for those communities. Another option much closer to D3 would be Samari Residences and Wasl Park by Wasl in Ras Al Khor. Internally, Both these communities are very green and well-maintained, though outside the immediate surroundings, things can feel a bit barren. Best wishes.

Since I'm not salaried currently, it will be in my husband's name. This was already told to wasl customer care reps. They themselves told it will be in my husband's name. How should we proceed before paying? Do you know anything we need to do prior, to prevent the hassle later on?

You don’t buy properties with money… you buy them with luck. I bought both my properties as impulse buys at launches that I had visited just after speaking to a friend. Both were off-plan of course and construction was delayed by a year. Both turned out fine and made me a fortune and good payment plans and great rentals. To give you perspective, I have lived here for 35 years in rented accommodations and I love it. You are just here for a year. I would advise you against buying a house till you consider yourself a ‘Dubaiite’ As mentioned, those were both investment property and I yet live in a rental. I love Wasl properties as they have the best maintenance. Find a good landlord and enjoy stress-free maintenance. You will get bigger spaces with better amenities and zero stress. The only reason I would buy a home is if I want to spend a fortune on doing up the interiors and it feels wasteful to spend money in a rented place as it doesn’t belong to me. I would suggest keep your liquidity in some nice equity investments and enjoy double digit returns… I think you should get better prices next year…

Yes, it did get solved with back to back talks with customer service. Wasl also asked me to send a NOC mentioning my wife does not have issue with me paying for the flat so that it presents of as a genuine issue. The ejari is under my name as they were able to transfer the lease afterwards.

We're with a very small time landlord in Al Karama. I'm surprised that Dubai Properties are so lenient. Try sending a complaint by email and see what the response is . Mention the safety aspects and the disturbance that it's causing. Also, I've heard that Al Wasl Properties is strict too. My friends live in one of the Wasl buildings near the Post Office in Karama . Children are not allowed to play in the common areas of the building.

1- scout on dubizzle or property finder, keep your expectations low when it comes to agents, really low. Don’t believe anything that you did not see with your eyes or they are not willing to put in the agreement. If they promise to fix anything before your move, make sure the payment and contract is post fix and not before. Easier for you as a new comer to skip all of this and rent directly from reputable companies such as Wasl properties, Dubai properties, etc. Chiller free can save you up to 24k yearly for a 3 bedroom. Stick to that, avoid any buildings with private AC providers. 2- service charges is around ~10k yearly per bedroom for apartments. 3- you can also check Union coop, grandiose, geant, aswaq. You will find your preferred shop in your area. Sometimes, you will shop for a certain category only at a specific supermarket. 4- just stay vigilant for the first 6 months and don’t take any fast decisions without research, a lot of people from developing countries are used to lying to get business. They will tell you that they will fix the apartment before your move (and they won’t) They will tell you that the car totally never had accidents before (but it will a totaled car). “Trust but verify”

Penny pinching Wasl is getting angry that people staying in the hotel they offered (after their homes were damaged/destroyed) are ordering room service and asked them to stop treating it like a vacation 💀 I'd argue going out to eat breakfast lunch and dinner is more like treating it like a vacation. Surely you'd expect the hotel stay to come with food? Especially now that their homes are damaged, I wouldn't want to waste money like that, nor risk travelling all the time smh. The message Wasl sent was so rude and baffling. Definitely soured my experience with them.

Not just mankhool problem. It's every where. Even wasl property same issue, i have some unruly neighbours who talk loudly in the corridors, actually their kids scream and run along the entire corridor like its a park even at 12:15am The security guys play a deaf ear to the nuisance, nothing proactive but just reactive if i go and complain to them.
