The five largest Russian developers are increasingly delaying residential construction schedules due to financial problems. By the end of April, the share of projects delivered behind schedule had risen to 15.1% (2.43 million square meters). A year earlier, the figure was almost five times lower – only 3.2% (503,800 square meters), Izvestia reports, citing data from the Unified Developer Resource (EDR). Meanwhile, the number of problematic projects is growing rapidly – ​​as recently as February, their share stood at 12.7% (1.95 million square meters). Samolet has recorded the most delays, failing to deliver a third of its projects on time (1.66 million square meters out of 4.95 million). Just two months ago, delays were recorded at a quarter. At developer Dogma, the share of delays has also increased since February, from 3.1% to 8.7%. Some smaller developers are showing even worse results. For example, the Eskadra group of companies from Primorsky Krai and the A101 Group of Companies from Moscow are experiencing delays of about half their projects, while Metrix Development and Ava Group from Krasnodar Krai are experiencing delays of around 60%. At Seven Suns Development from St. Petersburg, all projects are being postponed. Current indicators reflect the consequences of the industry's rapid growth in 2024–2025, when developers launched new projects and expected high demand, says Rigina Gordeeva, founder of the BezFiltrov real estate agency. According to her, most projects are currently sold out at no more than 60%, and financing costs have risen sharply, slowing the pace of construction. With the key interest rate at around 15%, any decline in sales worsens the project's economics, the expert noted. "The high cost of credit and rising labor costs are putting pressure on the market. Developers are trying to avoid peak financial burdens and sometimes deliberately adjust construction schedules," says Yulia Bocharnikova, Executive Director of Etazhi. If the key rate doesn't fall below 13% by summer, the share of projects delayed by the largest developers could exceed 20% by the end of the year, according to Valery Tumin, Director of Russian and CIS Markets at Fam Properties. Delays of 15-20% could become the new market norm under the current financial conditions, Bocharnikova warned. Deputy Prime Minister Marat Khusnullin, who oversees construction, previously stated that one in five construction companies in Russia is at risk of bankruptcy due to declining sales amid high mortgage rates. Earlier this year, Samolet approached the government with a request for a preferential loan of 50 billion rubles to stabilize its financial situation. Actually,three years ago,during the fall,I was playing a game on an app called Beatstars.I found a song called Left and Right by Charlie Puth and Jungkook of BTS(I said his name right look at me growing as a person 😌) I thought to myself,” Oh so he’s apart of BTS, looks familiar , I remember someone telling me about them “ but I got distracted by the anime , Castlevania Nocturne and something I saw on TikTok.I noticed a pattern ,Kpop isn’t as toxic when artists outside of Kpop are involved but when it’s fully Kpop,that’s when the chaos starts.Oh,and I forgot ,I was feeding my people piglets on my fams property (but they were stolen🫩).Around that time,I was just happy to know wtf was wrong with me(I just got diagnosed with anxiety) and enjoying my people’s farm.I did run across lyricaleggroll page because he was on my fyp.Someone joked about him looking like a kpop star but I just thought he was funny.Getting back to the interview,I told y’all(snarkers and fans) to be mindful and I know I was being messy too but at least I was being honest.

There it is. The easy argument to shut down ANY real dialogue. Ignoring the fact that majority of white people in the USA are poor, earning less than 50k a year. Due to systemic racism, there are a handful of racial groups that have a proportionally higher poverty rate than whites of course, but the biggest group impacted? women, regardless of race. Yep. Nothing we're discussing is about NOT accepting that reality nor is it about condoning that reality as acceptable. So if we're going to go down the "white people evil" dialogue, lets decide which ism's we're attributing here, because the stronger argument you should be going down is one based on economics and gender when we break down the census data. Besides, talk to any home owner in a decent neighborhood of any race and they will tell you that they want to decrease/not approve multi-fam properties or highly regulate it if it is approved (often through ADU build or minimal duplex approvals, and you'll learn real quick that its not about race. Poor people commit more disruptive community crime because they are in difficult situations that lead to it. Not poor people also commit crimes, but not the same kind that are relevant to this conversation. I know its hard to have complex intersectional dialogues about real life scenarios when they dont fit your perfect little "just post a black square on instagram and watch the koom-bi-ya!" world that you've built up in your head....but I swear, its possible, if you let your ego die and touch grass. Systemic racism is real. Racism in housing is real. But ALSO MF housing harms homeowners in largely single family home neighborhoods in value and quality of life, more than the alternative. And this is for economic and political reasons that are not directly tied to race relations, because its tied to American homestead ideology, car culture, and the lack of support for funding community-first infrastructure.

Gavin Newson isn’t smart at all lmao. Tried to touch the poor and interracial peoples’ hearts and they all fall for it. Not me though. Ever since Covid when they shut down so many small businesses closed for good, and people lost their jobs, while he kept his wine business open throughout the pandemic and hosted parties at his house, but highly discouraged people to do the same. Also him “signing” bill SB-9 which sounded good on paper, but pretty much did nothing. Agreed about wanting to make multi house properties for families, but is limiting where they can build them by local gov. Then complains about the multi fam. properties shouldn’t be located/near fire hazards areas. News flash, SoCal is pretty much an entire fire hazard due to harsh weather and its vegetation no matter what. Not to even mention the way he handled the fires as well.
