I have the pre approval from a lender (which is the only lender approved for my county) its called guild mortgage but they are really bad at answering the phone, We actually need to push for several days before the due date, cause they don’t give us the pre approval and we submitted everything on the first days. Rn, Im just waiting to get a voucher like other, Im thinking on following the advice here and take TurboHome as the “agents” but I don’t know if I can change my lender from another one approved for another region that actually help us. But since this is my first time at this, Im not sure if its just the way lenders works or not, cause since the pre approval, which didn’t explain a lot, just the dates, they didnt give me any information nor communication between us, numbers, lender fees, etc.

Am an agent and I always recommend Frank Ruzicka with Guild Mortgage. Edit: whoever you use, please try to use someone local, preferably somewhere you can go to the actual office if there’s issues. I’ve had deals die because out of state lenders not being able to meet deadlines and becoming completely unresponsive.

I use Guild Mortgage, I have purchased (2) houses so far with them. No issues. My 1st house was First home buyer loan and it was great, only needed to put down about 9k for a deposit on a 189k house. They probably would have let me put down less, but thats what I had at the time. My credit score wasnt 600, but essentially I didnt have a strong credit history so they worked with me on how to provide some additional information in that situation. Overall no complaints.

Thanks, it actually closed yesterday. But, yesterday was very stressful in the early afternoon. So, the title company called me and wanted to verify my bank account for the wire transfer. I thought awesome they are finally signing. A few minutes later I called them back and asked about what time should I expect the wire transfer so atleast I can make sure it's good to go. She then told me, she wasn't sure because Guild Mortgage was reviewing the Documents again, because the buyer canceled the 930am appointment to sign the papers because they had a family emergency. Here we go again, I thought, lol. They did sign the docs at 1130am, and she said that is part of the reason they are reviewing the docs again. About a hour later, I received a text from our property manager and a picture of the email he received. I looked at the picture and it said that they have found an issue with the documents, they buyers name was not correct. That was all the information we had. I wasn't sure what to think at this point. Did this mean their loan could be in trouble or was this just a redo of a document to fix the misspelled name, or whatever. What I could not understand, the lender had multiple reviews of the documents and even had one go missing, how could this slipped until now. Was the lender having second thoughts about the buyer. I didn't know. I found the loan managers phone number and decided to give him a call to find out what's going on, what's the next steps and so on. He answered the phone and I asked him whats going on and he said the the buyer had added a K to the last name when they were signing the documents and they needed to figure out what do next and that's why it looks like there may be another delay until next week. A few seconds later he just happened to receive an email and he informed me that they released the documents and the house was officially closed, lol. It was like one of those, practical joke shows. I received the wire transfer last night and today, I can finally relax. No more juggling rent and mortgages and bills.

OK, Another fn update. So, this morning the buyer had to cancel their signing for an family emergency at the 930am signing. After, they did go and sign the paperwork at the title company. I was told this when the title company called me to verify my account information. She also informed me that the Lender is reviewing the Documents again to make sure everything was correct. She said they will wire the funds after they finish reviewing. I just another text from our agent of a email he received from them that the buyer misspelled their name on one of the documents. I'm about ready to blow a dam gasket. This shit has to stop. I found the Lenders name, it's called Guild Mortgage. So now, I'm waiting on what is the next step or has this all gone to shit. I guess it's depending on what Document and the severity of the misspelled name. I mean the dam lender has been reviewing theses same documents for over a week now. They have misplaced documents which had to be resubmitted. They had to review again after that and then we waited 3 days after we signed for them to review the documents again and now after they also signed the closing documents they find an issue.

That's really low. Maybe it's a regional thing but from where I am, a 600k house with 10% down would be an extra $200+ per month. And as far as your original question, for a house that is remodeled and move-in ready, you'll be fine in the long run! Good luck whatever you decide to do!
