Before you pick the lender, ask each one for the same scenario in writing: purchase price, down payment, loan type, credit score range, points, lender credits, and estimated cash to close. Then compare section A fees and the rate/points tradeoff instead of just the headline APR. If you are buying in a smaller market, also ask how often the loan officer closes purchases with local agents and how quickly they can answer appraisal or condition issues.
